RENTAL POLICIES
Check in time is 3PM to 5PM
Checkout time is 10AM

Office Hours:
Spring & Fall: 9AM – 5PM Monday – Saturday
Summer: 8AM – 6PM Monday – Saturday; 8:30AM – 5PM Sunday
Winter: 9AM – 4PM Monday – Saturday

PAYMENTS:
Payments can be made in Cash, Certified Check, Traveler’s Check, Money Order, Visa, MasterCard, Discover and Personal checks will be accepted if received 30 days prior to arrival date. There is a 2.5% convenience fee added for credit card transactions. We do not accept American Express. Full payment is due 30 days prior to your arrival date. For reservations made within 30 days of arrival date, the full amount of your reservation is due at the time of booking. A Credit Card Number is required to be on file for all rentals. If no credit card, a $500.00 Security deposit is required.

SECURITY and/or RESERVATION DEPOSITS:
An applicable security and/or reservation deposit & a non-refundable reservation processing fee & Travel Insurance Premium (if applicable) are due within 10 days of making the reservation to confirm your reservation. The reservation deposit is applied as pre-paid rent upon full payment of reservation and therefore not refunded after departure. Security deposit will be returned within 14 days of checkout. Guests are financially responsible for any damage sustained during their stay, not covered by the “Accidental Damage Wavier”.

ACCIDENTAL DAMAGE WAIVER:
A mandatory accidental damage waiver fee of $35.00 for condominiums and $45.00 for houses & duplexes is included in all reservations and payable at booking time. This damage waiver covers you and your vacation party for up to $1,000 on a Condominiums; $1,200 on a houses & duplexes; worth of reported accidental property damage. Intentional damages or those in excess of $1,000 on a Condominiums; $1,200 on a house or duplex; are the responsibility of the person named on the reservation. Damage wavier protection is only available for short-term rentals.

CLEANING: Our cleaning includes the stripping and remaking of the beds with fresh linens, light dusting, vacuum and mopping of floors, clean and sanitize bathrooms. If additional cleaning is required after your checkout, furniture repositioned, or linens missing, you will be charged for the additional cleaning service. Additional Maid Service and additional linens are available for a fee. Check with our Reservation Professional for prices. A cleaning fee & linen fee are added to ALL reservations.

CONFIRMATIONS:
We will mail a confirmation of your reservation upon receipt of the reservation deposit, processing fee & Insurance Premium (if applicable). Please review the confirmation carefully to verify the property rented, the dates of the rental, the applicable charges and any special notes. Contact our reservations department within 7 days of mailing to report any errors. After 7 days the confirmation is considered accurate. We reserve the right to substitute comparable accommodations without notice or liability in the event of a sale of the vacation property or if the unit becomes unavailable. In these rare instances, we will try to notify the guest of the change. Guests will be charged the current rate for the new unit, and upon notification of the change, given the opportunity to cancel with no penalty should the new arrangements not be acceptable. After notification and acceptance, the normal cancellation policy will again apply.

CANCELLATION:
Cancellations, date and property changes less than 30 days for weekly or daily rentals from date of arrival and 90 days for homes & monthly rentals from date of arrival are subject to forfeiture of reservation deposit, rent, taxes, and fees. NO REFUNDS are issued for early departures due to inclement weather or personal circumstances inside the cancellation date range. Inside the cancellation date range all refunds will be issued through CSA Travel Protection if you chose to purchase Trip Insurance. If you do not choose to purchase trip insurance, NO refunds will be issued inside the cancellation period for any reason. Anchor Vacations, Inc.’s 30 day prior to arrival cancellation policy no longer provides refunds for unforeseen developments such as illnesses, mandatory hurricane evacuations or similar events.

Cancellations, date and property changes more than 30 days for weekly or daily rentals from date of arrival and 90 days for homes & monthly rentals from date of arrival are subject to a $25.00 cancellation fee and forfeiture of the non-refundable processing fee unless Trip Insurance was purchased. If Trip Insurance was purchased, processing fee & reservation deposit will be refunded.

TRAVEL INSURANCE:
We are pleased to offer optional “CSA TRAVEL PROTECTION” trip insurance, covering financial losses you may incur due to unforeseen circumstances. Details on trip insurance are available online by clicking here or you may contact the CSA Travel Protection provider at 866-298-6846 and they will be more than happy to explain the benefits and what is covered by the insurance. This optional coverage is just 6.5% of your total trip costs and is included in the total cost. You may choose to opt out of this coverage if you wish. If you choose to opt out of the coverage (opt out code is your date of birth DD/MM/YYYY), you may still purchase trip insurance up until the date final payment is due (30 days prior to arrival) or if within the date range (less than 30 days) can be purchased at the time the reservation is made. Please note that CSA Travel Protection cannot be added to your reservation after your final payment is due. We highly recommend purchasing trip insurance. No refunds will be issued inside the 30-day cancellation date range for ANY reason!

CHECK-IN:
Check-in is at the main reservation office beginning at 3PM. Your confirmation will include directions to our office. Guests arriving after 5PM of the day of check-in, or checking in on a Sunday, should contact the reservations department for instructions on picking up keys and parking passes. This is best done the day before arrival so that we can better support special requirements if necessary. During peak summer periods, check-in to a property may be delayed because of our commitment to provide a clean unit.

CHECK OUT:
Check out is at 10AM for all properties. Guests who delay check out beyond 10AM will be charged for an additional day. DO NOT LEAVE KEYS IN THE UNIT. Keys are to be returned to the main reservation office and brought to the front desk or deposited into the key drop box. Lost keys or keys not turned in by the day of departure will result in the lock having to be changed and the guest charged $75. Guest charges included a cleaning fee for departure cleaning and fresh linens. Guests are responsible for removing all food from the refrigerator, loading dirty dishes into dishwasher and running it, leaving furniture arranged as you found it, placing garbage in the outside receptacles, setting the thermostat to 78 degrees (April to October) & 62 degrees (November to March), closing and locking all doors and windows. PLEASE DO NOT MAKE UP THE BEDS.

REBOOKING:
Many of our complexes enjoy guests who rebook the same unit year after year. It has become part of their culture to return to the same unit and meet with other guests who do likewise and have become friends. We work closely with these guests, helping them to make the advance bookings necessary to protect their future vacation. Current rates cannot be guaranteed for future bookings. All rates are subject to change.

PARKING:
Condominiums: A maximum of 2 vehicles per vacation property are allowed. Some are restricted to 1 vehicle. The guest package will include necessary parking passes at check-in. No Parking of boat or Jet Ski trailers, and absolutely NO motor homes. Complexes with Boat Launches allow small boats & Jet Ski’s.

PETS:
YES, we have pet friendly vacation properties. A one time non-refundable PET FEE is required per pet. Some restrictions apply which our reservation specialists can explain. We have worked hard to make these properties available and request the full cooperation of our guests in protecting this unique opportunity. Because of local ordinances, association by-laws and owner preferences the following policy is necessary: Pets not authorized by our reservations office that are found on the premises will result in immediate eviction with forfeiture of security deposit and outstanding rent. If, after departure, evidence of pets are found in vacation properties not listed as pet friendly, the security deposit will be forfeited.

OCCUPANCY:
The guest confirmation indicates the maximum number of people allowed per reservation, including children. These numbers are governed by association by-laws and owner preferences. (Exception may be made for one infant 2 years or younger) Sofa and bunk beds are recommended for use by children. Vacation properties will only be rented to married couples age 21 and older, or single persons 25 years and older. The qualifying person renting the property is responsible for the conduct of all guests and other occupants, and must occupy the property for the full term of the reservation.

House parties are not allowed! Anchor Vacations Rentals reserves the right to enter the vacation property anytime to investigate disturbances, occupancy and/or damage.

GENERAL:

FURNISHINGS: The vacation property is a privately owned home or condo decorated to satisfy the particular tastes and desires of the owner. The condition of the unit and furnishings vary according to the age of the property and the care given by the owner. Please be considerate of the belongings of the owner and to the people who will be renting the unit after you. If you require special equipment or appliances, please bring them with you. Moving of the furniture is absolutely prohibited.

MAINTENANCE: Please report any damage or malfunction of equipment to the rental office as soon as possible. Failure to do so may incur some liability to the guest. Repairmen may enter the premises during normal working hours for the purpose of repair. Working condition of pools, hot tubs, air conditioners, televisions, VCR’s, appliances, elevators, etc. are NOT guaranteed. No refunds or rate adjustments will be made for mechanical failures.

GRILLING: Fire department regulations prohibit the use of grills on all decks porches and balconies. Some complexes have common area grills for guest use.

SHOWING PROPERTIES THAT ARE FOR SALE: If a vacation property is for sale, the owner reserves the right to have the property shown to potential buyers. Every effort will be made to schedule a time agreeable to the guest.

FIREWORKS: The use of fireworks is prohibited on all of our vacation properties. Local City ordinances and fire code prohibit the use of fireworks on beaches, buildings, or grounds.

USE OF FACILITIES: By accepting occupancy of the vacation property, the guest agrees to hold harmless the property owner, the management company, and the association for accidents or injuries sustained while using available facilities. By using these facilities, the guest assumes responsibility and liability for their own actions.

TELEPHONE SERVICE: For your convenience, a telephone is provided in most of our rental properties. Long distance calls may be made collect, charged to your credit card, calling card, or to your home telephone. Local calls are free. Internet access can be made using either a long distance or toll free number to your ISP.

LOCKOUT: In the event a guest becomes locked out, a $25 service fee will be charged during normal working hours for reentry, and a $50 service fee for after hours or Sunday.

LOST KEYS / UNRETURNED KEYS:Lost keys or keys not turned in by the day of departure will result in the lock having to be changed and the guest charged $75.ITEMS LEFT IN UNIT: Anchor Vacations Rentals, is not responsible for items left in the unit. A fee of $20 is charged plus shipping costs to cover the means of shipment requested by the guest.

HANDICAP: Our units are not handicap equipped. Our reservation specialists are very familiar with our properties, and can assist in selecting a property, which could best meet the necessary requirements.

AFTER HOURS EMERGENCIES: There is an agent on call 24 hours a day for emergencies. Call the regular office number and the answering service will contact the agent. Non-emergencies will be noted and handled the following day during office hours.

AGENCY DISCLOSURE: Anchor Vacations Rentals serves as the agent and representative of the owners of properties on the rental program, and is always acting in and for the best interest of the owners.

SUBSTITUTIONS: We reserve the right to move a reservation to a different comparable unit, if the reserved unit becomes unavailable and/or to optimize rental days, without notice or liability. When a comparable unit is not available, the guest will have the option of selecting from available units at the published rate or receiving a complete refund of their reservation deposit. We will make every effort to notify the guest of any changes when possible.

ERRORS & OMISSIONS: Every effort has been made to insure the accuracy of all printed, recorded, displayed and spoken information. Errors in price and description can occur and Anchor Vacation Rentals reserves the right to correct such errors; however, we cannot give refunds. Anchor Vacation Rentals are not responsible for changes in furnishings and equipment by the owners. Rates, descriptions and availability are subject to change without notice.

VIOLATION OF ANY OF THE ABOVE POLICIES: Many of the above policies are designed to comply with local laws, ordinances, association by-laws or other compliance requirements Anchor Vacations Rentals and the owners must follow. The above policies are designed to protect the rights of the owners as well as other guests, and to foster a vacation atmosphere that is fun and enjoyable by everyone. By accepting occupancy, guests agree to abide by these policies. Guests who violate any of the above policies are subject to eviction and forfeiture of all payments. Any reservation made under false pretenses will result in forfeiture of advance payment and the guest will not be allowed to check in.

RECOMMENDED LIST OF ITEMS TO BRING:
All of our properties are furnished and equipped with blankets, pillows, dishes, pots and pans, stove, refrigerator and other appliances. Our reservation specialist can provide more detail for the specific property. In addition, the properties are stocked with fresh sheets, pillowcases, towels, and for your convenience, we provide a starter package containing 1-day supply of paper products, bath soap, laundry soap and dishwasher soap. We recommend you consider bringing the following items to enhance your vacation experience.

Beach Towels / Sunscreen / Plastic wrap / Toilet Paper

Paper Towels / Trash Bags / Dishwashing Soap / Laundry Soap

Clothes Hangers / Facial Tissue / Coffee filters

Kitchen Supplies (food, condiments, unique utensils) Note: Sufficient towels are provided to shower 1 day for the rated occupancy. Most units have washer and dryer for the guest to clean towels for the next day’s use. We strongly encourage guests to bring enough beach towels for use at the beach or poolside. Additional towels are available for a fee, as there is a cost to us for the purchase, care and cleaning of additional linens. Contact Information:  Feel free to contact us at the below address.
